Tiny Homes Tilba Australia’s previously stored website did not resolve when checked on 29 July 2026. The Australian Business Register record shows an active company in postcode 2546, but an active ABN does not confirm that a business is taking orders, holds the licence needed for a project, or has a current product range.

This is why directory status matters. A familiar local name can still be the wrong lead if the buyer cannot verify the contracting entity, licence, current website, product and after-sales contact.

Define “South Coast” before requesting quotes

Builders and buyers use “South Coast” differently. In practice, a search may cover the Illawarra and Shoalhaven, the Milton–Ulladulla area, Eurobodalla, the Bega Valley or the full coastal corridor towards the Victorian border.

Give each builder the property suburb or postcode at the first enquiry. Ask whether it is inside the normal service area and whether travel, transport, crane, accommodation or return visits attract a regional charge.

Distance is only one part of delivery. A builder closer to the site may still be unsuitable if the home is too wide for the route, the driveway cannot take the delivery vehicle, the site needs a crane with a long reach, or the after-sales team cannot attend the area economically.

The label “tiny home” can conceal several different projects.

Eurobodalla Council’s tiny-home guidance is a useful local example. It separates trailer-based and fixed tiny homes and says the approval requirements depend on the type of home and the zoning of the land. It should not be applied as a rule for another council area.

Bega Valley Shire Council publishes separate tiny-home, granny-flat, caravan and manufactured-home guidance. Use the page for a Bega Valley property, not as a substitute for advice from Eurobodalla, Shoalhaven, Kiama, Shellharbour, Wollongong or another council.

Check the property before choosing the model

A South Coast block can look spacious online and still have a poor building or delivery envelope. Check the address before accepting a standard plan or paying a large deposit.

Record:

  • zoning, overlays and whether the proposed use is permissible
  • whether a dwelling entitlement or existing approval is relevant
  • bushfire-prone land and the likely assessment pathway
  • flood information, overland flow and safe access
  • slope, soil, drainage and retaining needs
  • legal and physical driveway access
  • sewer availability or an onsite wastewater pathway
  • power, water and stormwater connection points
  • delivery width, height, turning room and crane setup area
  • coastal exposure, corrosion and maintenance requirements
  • intended use: permanent home, family accommodation, studio, weekender or paid short stay.

For bushfire-prone land, start with the NSW Rural Fire Service information on building on bushfire-prone land. Do not ask a builder to price a generic “BAL upgrade” before the site and proposed location have been assessed.

Verify the business and licence for the actual contract

Check the legal entity on the quote, contract, invoice and bank account. Search the proposed contractor through the NSW licence register, then ask which licence and insurance arrangements apply to the exact work.

A project can involve more than one party:

  • a designer or draftsperson
  • the factory manufacturer
  • the trailer or chassis supplier
  • the transport operator
  • a crane contractor
  • the person installing foundations or supports
  • local electricians and plumbers
  • a builder completing work on site.

Do not assume the factory brand is responsible for every part. Write the responsible legal entity next to each scope item and identify where one contract ends and another begins.

  2. Is the quote for a THOW, fixed dwelling, secondary dwelling, cabin, module, shell or another product?
  3. Which legal entity contracts with me, and which NSW licence applies?
  4. Which drawings, engineering and certificates are supplied before contract and at handover?
  5. What approval pathway has been assumed for the quote?
  6. What leaves the factory complete?
  7. Where do delivery and installation responsibilities end?
  8. Who supplies foundations, wastewater, services, steps, decks and external work?
  9. Has the final property access been assessed using the proposed home dimensions and delivery vehicle?
  10. What is excluded, provisional or subject to a site inspection?
  11. Who handles defects and warranty visits on the South Coast?
  12. Can I inspect a current display or completed home with the owner’s permission?

Ask for answers in writing. A confident phone explanation is useful, but the contract, specification and site-specific documents are what protect the project.
