How to use the finder
- Select the state or territory where the home will be placed.
- Choose tiny home if you are mainly comparing compact homes or tiny houses on wheels; choose modular if you are comparing factory-built dwelling modules.
- Open the state-and-category page and make an initial shortlist.
- Ask each builder to confirm delivery, installation, site work, documentation, approvals support and current availability in writing.
What the result does not establish
A recorded address does not prove a delivery area, licence for your work, product availability or experience with your council. It also does not mean an interstate builder is unsuitable. Use the result to reduce a national directory to a manageable research list, then verify every commercial and site-specific detail.
Tiny houses on wheels and fixed modular dwellings can follow very different planning, building, road-vehicle and service pathways. Describe the structure and intended use together when asking a council, certifier or builder for guidance.
A worked shortlist example
A buyer planning a compact fixed dwelling in regional NSW would select NSW, modular homes and “a home to live in”. The finder opens the NSW modular directory and points to permanent-home checks. The buyer should still ask whether each business serves the town, what the quote excludes, who handles site work and approvals, and what classification the design documents support.
